Project Details

Witech Excavating is partnering with DSI Group and developer Karis Capital, LLC on Project Chiefs, a 1.2-million-square-foot build-to-suit industrial facility located on an 88-acre site in Montgomery, Illinois. Witech’s scope includes mass excavation, subgrade preparation, aggregate placement, and foundation excavation and backfill. Major quantities include approximately 125,000 CY of topsoil excavation, 230,000 CY of site cut-to-fill, 70,000 CY of borrow-to-fill, 36,000 CY of topsoil respread, and 71,000 tons of aggregate placement. More than 500,000 SY of chemical stabilization was also utilized to address challenging soil conditions across the site.

The project has presented significant challenges, including a shallow groundwater table, large quantities of unsuitable soils, and above-average rainfall throughout construction. Extensive dewatering measures were required, while the team carefully managed cut-and-fill operations to minimize soil remediation costs and maintain aggressive milestone dates. Witech implemented a seven-day work schedule when necessary and continually adjusted the construction plan to keep operations moving despite changing site and weather conditions. Mass earthwork is now complete, with fine grading, spoil handling, and stone placement currently underway. Superintendents Zach Peel and Kyle Peel have played a key role in managing the difficult conditions, adapting the pre-construction plan as needed, and keeping the project ahead of schedule and within the established remediation budget.
